Bristol Valuations is a valuation service from Edwin Lake Chartered Surveyors, regulated by the Royal Institution of Chartered Surveyors.

We are qualified and insured to undertake Property Valuations for a number of purposes including Capital Gains Tax, Inheritance Tax, Valuations for Charities, as part of a pre-purchase survey or as a stand-alone Valuation. Our Valuations comply with RICS Red Book standards and we have recently passed a strict RICS Audit. We are independent RICS Registered Valuers. All Valuations are supported by comprehensive comparable evidence.

OUR SURVEYS & VALUATIONS

When a person dies their estate may need to be valued so that any inheritance tax that is owed can be calculated.

An inheritance tax (probate) Valuation will be an accurate reflection of what the property would sell for on the open market on the date that the owner died and is prepared in accordance with the guidelines laid down in the RICS Red Book.

Many tenants or shared ownership occupiers are now buying their property from a Local Authority or Housing Association or increasing the share that they own.

Increasingly we are carrying out Valuations for clients who have purchased their property through shared ownership, shared equity or equity loan schemes such as HomeBuy Direct, Help to Buy or Places for People. We are familiar with the requirements of these valuations.

We can advise you on how much you should insure your property for in case it is damaged by fire, flooding or some other insured peril. The Valuation figure is based on the cost of demolition, reinstating the property.

It includes all relevant professional fees but ignores the value of the land. These valuations are carried out on single houses, flats and purpose-built or converted blocks.

To advise you as part of a property purchase either as a stand-alone Valuation Report or as part of a more detailed condition Survey such as the RICS HomeBuyer Report or Building Survey.

We are able to undertake Valuations for charitable purposes in accordance with the relevant legislation.

A HomeBuyer Report contains both a current market Valuation and a reinstatement cost for your insurance policy. It is a detailed report which covers the building inside and outside, the services and the site and it is designed for more modern houses (built within the last 100 years), of standard construction, which have not been extensively altered or extended.
